Summary
The Property Management Department is responsible fur the operations and physical management of a portfolio of approximately 80 buildings with ,1400 dwelling units in the East Harlem catchments area. The properties are divided into two areas that provide a full range of services to tenant-s and commercial leaseholders in a particular geographic area. The position of building Superintendent reports directly to the Area Captain, whereas assignments will be given from the Property Manager.
Scope and Purpose
The Porter reports directly to the Superintendent: also follows instructions of other management personnel. He is responsible for the maintenance of the grounds and common areas daily. He/She must represent the company and its relations with residents employees and local vendors and reflect the attitudes, policies and general personality of the company.
Duties and Responsibilities
- Clean all hall floor, compactor shoot doors, slop-sink room etc.
- Clean stairs and handrails
- Clean wherever necessary throughout building
• Remove all trash from grounds daily.
• Clean, tree wells, water shrubs, grass as needed. - Clean graffiti from exterior walls.
• Sweep sidewalks on regular basis,
• Spread salt if (it snows) on public walk ways
• Periodically cleans out drainage ditches and culverts walk ways
• Assist with cleaning trash out apartments upon move out. - Comply with recycling laws.
• Continually inspect property for repairs and improvements. Report any to direct
Supervisor and/or Property Manager.
•. Maintain control for inventory and utilization of maintenance materials and supplies.
• Know the location of gas and water meter emergency cut oils, all apartment and fixture
cut offs, and sewer clean outs.
• Assist Property Manager and other staff members with work to be done.
• Paint interior and exterior when required,
• Maintain a professional appearance in uniform and display a good altitude at all times.
- Be aware of personal hygiene and cleanliness while on the job.
•. Distribute flyers and letters to residents if necessary.
• Understand the importance of a good attitude and “team spirit”. Work well with other
staff members,
• Be cooperative in helping at another she when needed and be flexible to transfer to
another property if needed.
• Responsible for adherence to policies outlined in Resident Retention Manual
• Responsible for keeping the Maintenance shop clean and in order at all times.
•. Must report for work on time. Report any “leave time” to your direct supervisor and
call the main office
• Be immediately available in the event of snow.
• Reports violations of lease and rules and regulations infractions to property manager
• Report immediately any incidents or accidents occurring on the site to your direct
Supervisor and the Property Manager.

Must be hands on action oriented, detailed focused individual and have the ability to work with staff of all levels.
